Terms and Conditions (inc Covid 19 and Cancellation Policy)
Covid 19
We are looking forward to welcoming you to Upcott Farm and wanted to assure you that we are taking every measure to ensure that you have a happy and relaxing holiday.
To clarify our position regarding current Coronavirus restrictions:
If there is a national or local lockdown and we are unable to provide you with the holiday you have paid for because we are closed, then we will refund or reschedule.
If you are unable to travel for any other reason, then our normal terms and conditions will apply, as shown below.

We will be providing laundry bags to use on the day of your departure. Please assist us by removing all bed linen and towels and put them in the bags provided.
We require that all adult guests provide e-mail and mobile phone contact details, in line with the Government’s Track and Trace policy, stating that on the day of arrival, none of your party are showing any signs of Coronavirus. Those being:
High temperature
New, continuous cough
Loss or change to your sense of smell or taste
If in doubt, please seek professional advice before leaving home as - in the interests of the safety of all our guests - we reserve the right of admission for guests showing these symptoms. If a member of your party show symptoms of Coronavirus whilst at Upcott Farm, it is important that you go home straight away and self-isolate there.
To allow time for the extra cleaning regime, we will need to ask you to vacate by 9.30am on the day of departure and check in time is now 4.00pm.
Standard T&Cs
Your cottage will be ready on the day of arrival by 4PM, departure time is by 9.30AM on your day of departure.
All Bookings are confirmed only when the deposit has been paid. Until payment of the deposit the booking is provisional. Upcott Farm reserves the right to cancel your booking if payment conditions are not upheld.
A 50% deposit is payable to secure the booking. The final balance is payable 8 weeks in advance of your stay.
In the event of cancellation deposits are not returnable, unless we can resell your booking dates, in which case we will refund 100%
The number of people in either cottage must at no time exceed the number stated that the property sleeps on our website (unless prior consent has been given). The cottage may not be sub-let.
The owners of Upcott Farm reserve the right to enter the apartment at any reasonable time, and with reasonable prior notice if any urgent need were to arise (e.g. for health and safety reasons or urgent repair).
Children at Upcott Farm must be supervised by a responsible adult at all times. Whilst we encourage guests to enjoy the garden, please note that care must be taken around the pond and stream.
The named person(s) booking the accommodation is responsible for the behaviour and actions of their guests while at Upcott Farm. Guests may be asked to leave the premises if their behaviour is threatening, anti-social, or damaging in any way to the other residents or to the premises. In this circumstance your full support is required.
The named person(s) booking the accommodation will be held responsible for paying for any loss or damage to any part of the cottages, or to any fixtures, fittings and equipment which are caused by the any member of the group. We will not be held responsible for damage to any article brought into the cottages. Upcott Farm shall not be liable for any loss or damage.
Smoking is not permitted anywhere within the cottages and is only permitted outside.
For fire regulations we need a list of all guests who will be residing at the Upcott Farm when you book.
It is the responsibility of the named person(s) to ensure that the cottages and grounds are left in a reasonable state. If an exceptional level of cleaning is required after use of any of these facilities the cost will be charged to named person.
It is the responsibility of all guests to return any items removed from either cottage to its original place by the time of departure (this includes cutlery, crockery, utensils etc.)
Due to its impact on neighbours and farm animals fireworks cannot be set off in the grounds of Upcott Farm.
It is the responsibility of the group organiser to ensure that all guests are made aware of these terms and conditions.
